The short answer to that is YES! There are many reasons why you should talk to Fred and get Pre-Approved before looking at homes. The main reason is that you will have a clear understanding of how much home you can afford. This will give you full confidence when you make the offer on your dream home.
There’s a common misconception that you need 20% down or more to become a homeowner. That’s not always the case. There are home loan programs available that allow you to buy a home with as little as 3.5% down and we even have programs with Down Payment Assistance available here at Austin Mortgage Lending, LLC. In addition to the down payment, you should be aware that there are other fees associated with the purchase of a home (i.e. closing fees, pre-paid interest, and prorated items such as property taxes and homeowner’s insurance.) When buying a home, having Realtor representation is highly recommended. There are many reasons why you should have a Realtor represent your best interests when buying a home. One of the reasons buyers ask about the need of having a Realtor represent them is because they think they have to pay them out-of-pocket. In most, if not all cases, the seller pays the Realtor fees.
A typical escrow period lasts 30, 45, or 60 days. The escrow period is defined on the purchase contract and is agreed upon by both buyer and seller.
