This explanation applies to fredchilton.com and its mortgage calculators and mortgage snapshot. It supplements—rather than replaces—the privacy notices and terms that apply to West Capital Lending, Inc., its lending services, and any later application or transaction.

Fred Chilton is a licensed mortgage broker sponsored by West Capital Lending, Inc. Information you intentionally submit through this site is used to respond to the mortgage inquiry and is delivered through the site’s configured customer relationship management service.

Mortgage payment

Your inputs calculate locally

Price, loan amount, rate, term, taxes, insurance, HOA, and program assumptions are used to display an estimate in the page. Entering or changing those values alone does not create a lead.

Temporary buydown

The schedule stays on the page

The buydown tool calculates scheduled payments and the estimated subsidy deposit in your browser. It is not a rate quote, approval, or commitment to lend.

Your device handles the handoff

If you choose a text option, the site can open your device’s messaging app with a scenario summary. You decide whether to send it; your device, carrier, and messaging service then handle that message.

Mortgage snapshot

What is sent when
you submit the form.

The site sends the form and scenario information only after you select the submission button and the security check succeeds.

Your scenario

The submission can include your goal, state, estimated property value, loan or equity amount, timing, the calculator source, assumptions, estimated results, and a short scenario summary.

Your contact details and preference

The form collects the name, phone number and/or email address you enter, plus whether you prefer text, call, or email. It also records whether the separate recurring marketing-text option was selected.

Consent and submission records

The site sends a submission identifier, the consent language and button version, submission time, page URL, IP address, and browser user-agent. These fields help document the request, enforce form rules, and investigate delivery problems or abuse.

Delivery to Viato

The form endpoint prepares the information as a website lead and sends it to the configured Viato CRM webhook for Fred and West Capital Lending to receive and respond to the inquiry. If immediate delivery fails, the site can place the signed lead payload in a Cloudflare Queue for delayed retry; repeated failures can be held temporarily in a restricted dead-letter queue for investigation.

Submitting is not applying.

A mortgage snapshot is an inquiry and planning handoff. It is not a credit application, prequalification, preapproval, rate lock, or commitment to lend.

Cloudflare and site security

Hosting, verification,
and protection.

The site is delivered through Cloudflare. When you submit the mortgage snapshot, Cloudflare Turnstile provides an automated security check intended to distinguish legitimate submissions from automated abuse. The site sends the Turnstile token—and, when available, the connecting IP address—to Cloudflare for verification.

Like other web infrastructure providers, Cloudflare may process technical request information needed to deliver and protect the site. Cloudflare’s own handling is governed by its terms and privacy documentation.

The form also uses input validation, an invisible spam-trap field, origin checks, request-size limits, and duplicate-submission identifiers. These controls protect the intake path, but no internet transmission or storage system can be promised to be risk-free.

Attribution and analytics

How the site remembers
where a visit began.

When a link contains UTM tags, the site reads fields such as source, medium, campaign, content, and term. It also records the landing-page path and the origin of a referring site when the browser supplies one.

The site keeps first-visit attribution in browser storage for up to 90 days when that feature is available; session attribution lasts for the current browser session. Current-page and stored attribution can accompany a mortgage snapshot so Fred can understand which channel or content led to the inquiry. Browser controls can block or clear this storage.

Video thumbnails displayed on fredchilton.com are served from this site. If you choose a YouTube link, YouTube and Google receive the resulting request under their own policies. Limited interaction events—such as opening a calculator, clicking a snapshot button, or completing a lead—may be sent through Cloudflare Zaraz or a configured data layer. The site’s event code uses the event name, page path, and restricted category values rather than the contact fields typed into the snapshot.

Use, providers, and retention

Who may handle the data
and for how long.

Submitted information is used to receive, route, document, and respond to the mortgage inquiry; maintain consent and delivery records; protect the form; and support the related mortgage conversation. It may be processed by Fred, West Capital Lending, Viato, Cloudflare, and other service providers needed to host, secure, deliver, or respond to the request.

This page does not promise a fixed retention period. Business, compliance, security, service-provider, and legal recordkeeping requirements can differ by the information and the stage of the inquiry. West Capital Lending’s privacy notice and applicable law govern rights and retention beyond the site behavior described here.
