What to bring

A little context makes
the answer more useful.

You can start with rough numbers. For a purchase, the most useful context is the target price, available down payment, property state, occupancy, and timing. For a refinance, include the estimated value, current balance, rate, and what you want the new loan to accomplish. For home equity, share how much you may need and whether preserving the first mortgage matters.

If you already have a Loan Estimate or fee worksheet, Fred can compare the full document rather than only the quoted rate. Discount points, lender credits, mortgage insurance, financed fees, and escrow assumptions can materially change the comparison.

Do not send Social Security numbers, bank credentials, or financial documents by ordinary text or email. Ask Fred for the approved secure delivery method if he needs to review a document.
