The short answer
Eligible West Capital Lending HELOCs may fund in as few as five business days, with remote online notarization and required checks completed. That is a possible timeline, not a promise for every application or third-lien transaction. Verification, property review, title, closing method, recording, and required waiting periods can change the funding date.
Five business days is a qualified timeline
A fast online application is only the beginning. The loan still has to meet the lender’s requirements. An application submitted in minutes is not the same as an approved line, signed documents, or cleared funds in your bank account.
The five-business-day timing assumes remote online notarization. Income and employment checks, the property condition review, recording requirements, an in-person closing, and applicable waiting periods can extend the process. Ask for the funding date tied to your file rather than counting five days from an advertisement.
Prepare the facts that are hardest to verify
- Use the property’s legal owner and address consistently, and identify all owners who may need to sign.
- Have accurate current mortgage balances and existing HELOC limits ready. A third-lien review needs both existing lien positions.
- Be ready to document income and employment through the lender’s secure process.
- Flag a trust, recent ownership change, active sale, or pending refinance early.
- Know the cash amount needed and whether a contractor or other payment has a firm deadline.
These are preparation topics, not a complete document checklist. The lender’s requests depend on the file. I can help you understand what is being requested without treating a generic list as a guarantee that nothing else will be needed.
Separate application, approval, closing, and funding
Application: you provide information and receive requests and disclosures. Approval: the lender decides whether the file meets its conditions. Closing: the required parties sign the final documents. Funding: the money is released after the remaining requirements are satisfied.
A scheduled signing does not eliminate a required waiting period. For a HELOC secured by a principal dwelling, a federal right to cancel generally applies in covered transactions. The lender supplies the applicable notice and dates. Follow those dates; do not use a general blog article to calculate a legal deadline.
Why a third lien deserves an early review
Two existing mortgages mean more debt and lien information to reconcile. A title issue, an unrecorded change, or an existing line counted differently than expected can change the options. A third lien is not automatically available just because the first-pass equity calculation works.
West Capital Lending’s third-lien option goes up to 70% CLTV, including the existing liens and proposed line, subject to eligibility. Tell me at the start that there are two mortgages. That lets us review the right structure before you rely on an expected closing date.
Know what happens when this HELOC funds
This product funds the full line at origination, less the origination fee. The initial funded amount carries a fixed rate. As principal is repaid, later draws may be available under the agreement and get their own fixed rates at the time of the draw.
Before closing, review the line amount, net proceeds, fees, payment schedule, and draw terms together. Speed is useful only when the structure fits how you will use and repay the money. The home secures the debt.
What to do if your deadline is firm
Tell me the actual payment deadline, not only that the request is urgent. Ask which conditions are still open, whether the proposed signing method is available, and when the lender expects funds to be usable. Keep a backup plan for a time-sensitive expense until the funding is confirmed.
